It's the first question everyone asks, and the honest answer is that it depends on the basement. Two basements the same size can get very different quotes because of the layout, whether there's a bathroom, and what's already down there.

Here's what goes into a basement finishing quote in Woodstock and the rest of Oxford County, so you know what you're paying for and how to compare prices.

What's usually in a finishing quote

  • Design and permits: a layout, drawings if needed, and the building permit
  • Framing and insulation of the exterior walls, plus any new interior walls
  • Electrical: circuits, outlets, lighting and the ESA permit
  • Heating and ventilation: extending ducts and adding returns
  • Drywall, mudding and paint, walls and ceiling
  • Flooring, doors and trim

Always check what's in and what's out. One quote might include flooring and paint while another doesn't, which makes the cheaper one look better than it is.

What changes the price

Size and layout

More square footage means more material and labour. More rooms means more walls, doors and trim. One big open space is cheaper per square foot than several small rooms.

A bathroom

A basement bathroom is often the biggest single item. A rough-in in the floor keeps the cost down. Without one, the concrete has to be opened or a pump-up system added.

Ceilings

A drywall ceiling looks best but takes more labour, especially around ducts and beams that need to be boxed in. A drop ceiling costs less and keeps pipes and shut-offs accessible.

Finish level

Flooring, lighting, doors, trim and built-ins can be basic or high-end. This is where the same basement can vary the most in price.

Windows and exits

A bedroom needs a window big enough to escape through. Cutting a new egress window into the foundation adds cost but may be needed. A basement apartment also needs fire separation and a compliant exit.

What's already there

Old finishes to tear out, moisture problems to fix, or wiring to bring up to code all add to the job. In a renovation, this can be a big part of the cost.

How to compare quotes

  • Is the scope the same? Check bathroom, flooring, ceiling type and paint.
  • Are permits included, and who applies for them?
  • Is insulation to Ontario Building Code included?
  • Is there a written warranty, and what does it cover?
  • When can the work start, and how long will it take?

Getting the most for your money

  • Plan the whole basement at once, even if you finish it in stages.
  • Put the bathroom near the existing rough-in or main drain.
  • Fix any moisture first. It's far cheaper than replacing mouldy drywall later.
  • Book early. Fall and winter are busy, since basement work happens indoors year-round.
