Wherever your basement is at

Bare concrete, half done or mostly finished. Every stage counts.

Completely unfinished

Bare concrete walls and floor, exposed joists and ductwork. Finished from the ground up, with or without a bathroom rough-in.

Started and stopped

Framing up but no drywall, drywall never taped, wiring half run. A DIY project or a previous owner's job, picked up and finished properly.

Partly finished

One room or one end done, the rest left as concrete. The unfinished part finished to match, from the storage area to a missing bathroom or bedroom.

What you could do with your basement

Most Oxford County homes have as much space downstairs as on the main floor. Here's what people use it for.

Family or rec room

A second living room for movies, games and the kids' toys, away from the main floor.

Extra bedrooms

A guest room or a bedroom for a growing family, with a proper egress window to meet code.

A second bathroom

Easiest with a rough-in, but possible without one. It makes the whole basement more usable.

Home office or gym

A quiet, separate room for working from home, or space for weights, a bike or a treadmill.

Wet bar or kitchenette

For entertaining, or as a step toward a self-contained suite.

Basement apartment

A legal suite for a parent, a grown-up kid or a tenant, built to Ontario code.

Deal with moisture before you finish

Drywall and carpet over a damp wall or floor can lead to mould. Signs of water are checked and fixed before the basement is closed in. Read what to check first.

What affects the price

Every basement is different, so a contractor needs to see yours. These are the main things that change a quote:

  • The size of the space you're finishing
  • How many rooms and walls you want
  • Adding a bathroom, and whether there's a rough-in
  • Ceiling choice: drywall or drop ceiling
  • Flooring, lighting and finish level
  • Egress windows, a separate entrance or a full suite
  • Moisture fixes or old finishes to remove first

Questions

Are you the contractor?

No. We're a referral service. We pass your request to an independent local basement contractor, who does the site visit, quote and work.

Do I pay you anything?

No. The service is free for homeowners. You only pay for the work if you decide to go ahead.

Is there a basement finishing company near me?

If you're in Woodstock, Ingersoll, Tillsonburg or anywhere else in Oxford County, yes. We also cover nearby towns like Paris, Ayr, St. Marys and Stratford. See the full list of areas.

How much does it cost to finish a basement?

It depends on the size, the rooms you want and whether you're adding a bathroom. A contractor needs to see the space to give you a real number. Our cost guide explains what changes the price.

Do I need a permit?

Usually, if you're adding walls, plumbing or ductwork. Permits come from your local municipality, and electrical work needs an ESA permit. See our permit guide.

My basement is half finished. Can you finish it?

Yes. Whether the framing went up and stopped, one room was finished and the rest wasn't, or you bought the house with a project someone else started, a contractor will look at what's there, keep what's sound and finish the rest.

Can you add a bathroom without a rough-in?

Yes. The floor can be opened to run new drains, or a pump-up system can be used. A rough-in just makes it easier.

Can my basement become a legal apartment?

Many can. It depends on ceiling height, windows, exits and zoning. The contractor can tell you what it would take for your home.

My basement gets damp. Can it still be finished?

Usually, but the moisture has to be dealt with first. Covering a damp wall with drywall leads to mould. That's checked before any work starts.

When can the work happen?

Basements can be finished any time of year, since the work is indoors. Winter is a popular time, so it's worth getting on the schedule early.

Who stands behind the work?

The company that does the work. Any warranty is between you and them, so ask about it before you agree to the job.
